What is Evolve Vacation Rentals?

Evolve can be categorized as a “partial-service” manager in the vacation rental management space, meaning that they do not fully operate your rental for you, they only handle part of the work. Because of this, their fees are lower but the work required from the investor is much more than with full-service management companies.

Is Evolve safe to use?

Yes, it is a major trusted OTA and while there have been complaints, in general Evolve is safe to use.

What’s the difference between Evolve and Airbnb or VRBO?

Basically Evolve is a hospitality company, while Airbnb is a marketplace. Evolve focuses more on matching guests with a place to stay plus ensuring they have a nice time, while Airbnb’s job is to simply to bring supply & demand together and that’s it. Airbnb and VRBO provided the listings while Evolve is a re-seller and aggregator who republishes these listings and adds come customer services.

What services are included in Evolve’s property management?

As a “partial-service” property management company, Evolve only handles part of managing your property, like:

• professional photos for the listing
• marketing the vacation rental property across all major booking sites
• dynamically adjusting daily rates (though there have been complaints about their algorithms)
• communicating with guests (saves owners time but increases potential for miscommunication)
• connecting you with local service providers (cleaning, etc)
• $1M in liability coverage and up to $3K in damage protection for each booking done through Evolve

What services are not provided by Evolve?

• help in getting a rental ready, like furnishing, supply stocking, or deep cleaning.
• help with any maintenance or cleaning services
• help with restocking the rental

Evolve fees

Evolve charges 10% of booking revenue. This is among the the lowest rates for property “managers” but it reflects the limited services provided. In addition, owners don’t have to sign a long-term contract and can cancel with 15-day notice at any time via email.

Which is better, Vacasa or Evolve?

For owners, it basically comes down to how much work you want to do yourself vs. fees paid to other to do it for you. Vacasa is a turn-key solution for owners but comes at a high price: 30-40% of the rental income. Evolve is less at 10% but owners have to do all the physical property management & maintenance themselves.

For vacation home renters, both are good. Evolve may have a larger inventory to choose from, but comes with the disadvantage of limited support and not being connected directly to the owner.
