The villas flow down the side of the hill from the resort center, a plantation Great House in old Caribbean style. Most villas have a full kitchen, and many feature bamboo furniture with cushions, rocking chairs, and four-poster beds.

Villa Madeleine are 43 villas (mostly 2BR / 2BA en suite) with individual, private pools set on a hillside at the east end of St. Croix. The beaches are close. Good restaurants are within 2-15 minutes drive. The breezes are magnificent (no A/C necessary during any of my visits in February through May). The maintenance is exceptional by a delightful staff. The villas are cleaned well.
“ “Not all the villas are the same. Some have better views, and some no view. Some have renovated bathrooms and kitchen, and some are quite old (but still clean). Most have renovated pools, but at least one doesn’t (and that’s a big problem because of chipped tiles that can be the enemy of bare feet). Some have sliding screens, and some do not (and that’s a big problem because mosquitos will haunt you 24/7). The outdoor furniture is of varying quality and age. Many other subtle differences (pool floats, kitchen equipment, beds, etc.). Definitely insist on a villa with a renovated pool and sliding screens on all doors.

Important issues when considering a Villa Madeleine St. Croix for sale property
The HOA has rather strict rules to consider if you’re interested in buying a property. Here’s a summary:
- No disturbing noises. Villa Madeleine quiet hours are between
9 pm and 9 am. - No pet without approval by the board. See the Villa Madeleine pets allowed policy here — download in pdf .
- No clotheslines which can be seen by another villa. No towels, bathing suits or other laundry shall be hung over any walls visible to other villas.
- No planting or landscaping of common areas shall be allowed without prior consultation.
- No jumping or diving in villa pools.’

Villa Madeleine FAQs – 2025 update
Pets are usually not allowed at Villa Madeleine, but check first with the villa owner. There may be exceptions.
Prices vary depending on whether it is 1 or 2 BR and whether it is sea view or not. As of 2025, Villa Madeleine condos cost $250/night before tax and fees, and going up to $600/night for the larger units with closest seaview. Prices vary depending on whether it is 1 or 2 BR, where it is located, if it has been remodeled recently, as well as the quality of the seaview.
Check-in is usually 3 pm onward and checkout is 10 am-12 noon. Exceptions can be made, especially if there is not a new guest arriving on the same day.
Be careful because some owners will charge you for a late checkout at Villa Madeleine because it means they need a larger crew to get the villa ready in time for the next guests. This can be a charge of $100/hour, just so you know.
As of 2025, the usual cancellation policy is:
100% refund of amount paid if you cancel at least 30 days before check-in.
50% refund of amount paid (minus the service fee) if you cancel at least 14 days before check-in.
No refund if you cancel less than 14 days before check-in.
Check with the owner because it varies for each condo. But this is a good guide. In general, Villa Madeleine condo owners will work with you if you have a good reason for cancelling, they just don’t want to be holding the bag if frivolous travelers decide the want to “find a better place”, etc.
Most Villa Madeleine condo owners don’t allow smoking because it stinks up the condo and is a fire hazard. That said, people smoke in the open areas on the condo grounds. Just be respectful that most people didn’t fly all the way to St. Croix to breath smoke 😯
Most owners will allow children 10 years and older. Check first with the owner for their specific policy regarding young children.
Most owners require the main renter to be at least 25 years old, and in some cases 30 y.o.
Usually it’s 7 days, and the Villa Madeleine Condo By-Laws don’t allow any rental stays shorter than 5 days.
Each condo usually has one reserved parking spot outside it. For additional parking, guests can park their cars in the lower level parking area near the tennis courts.
You are responsible for all damage you do at a condo. Many condo owners offer damage insurance and/or require a damage deposit.
Usually 50% of the rent is due at booking to confirm a reservation. The balance of the rent, 12.5% VI Hotel Tax, and any damage deposits requested are due 45 days prior to your arrival. Reservations made within 45 days of arrival are payable in full at the time of booking.
Villa usually require a damage deposit of at least $500. This will be refunded within 3 days of departure unless:
1. Damage over and above the normal wear and tear is discovered at the villa or its contents
2. Most villas have a strict no-smoking policy. If guests are found to have smoked inside the vacation home, the full security deposit will be forfeited to cover the costs of cleaning and fumigating the home.
3. Keys or gate/electronic remotes are lost.
4. There is breakage, damage, missing items, long-distance calls charged to the villa’s telephone or extraordinary clean up required.
Usually no. Villas provide a quiet atmosphere for guests like family groups and responsible adults, so no house parties or functions such as weddings are allowed.
Villa Madeleine assumes no liability for any loss, injury, or damage to person arising from the vacation rental.
In the event of a pending hurricane, all guests MUST vacate Villa Madeleine when instructed. Any unused rent and taxes will be refunded. It is the sole responsibility of the guest to secure other lodging or change airline tickets for an early departure.
Some Villa Madeleine owners will make sure your villa is stocked with the items you want so when you arrive everything is waiting for you. This usually costs $50 plus the cost of the food and drink purchased.
Many people consider January-April the best time to visit St. Croix for an escape from winter cold. Others prefer to visit in the summer & fall when prices are lower and places less crowded.
